Spiga 26
This project began from the need to create new commercial and office spaces within a 1950s residential building, constructed on the ruins of Palazzo Pertusati, which was designed by architect Simone Cantoni and destroyed during World War II bombings.
The prestige of Spiga 26, along with its strong, distinctive character in the heart of Milan’s Fashion District, quickly made it a preferred location for major international fashion houses. Over 7,000 square meters (out of a total 13,000 sqm) are now occupied by the new Kering headquarters, further confirming the commitment of leading global groups to invest in Milan, the fashion capital.
The project focuses on transforming the façade along Via della Spiga into a new iconic façade. To reconnect with the city’s vibrant energy, the ground floor has been entirely lowered to street level, allowing for the opening of storefronts. Spiga 26 enhances and reorganizes the internal flow by introducing two new vertical distribution nucleuses.
The project aims to preserve the memory of the historic Palazzo Pertusati, reviving the vitality of classic architecture while also introducing improvements that have earned it the prestigious LEED Gold Core & Shell certification.
